OKA d.o.o. AND THE SERVICES IT PROVIDES

OKA limited company is a Croatian firm that was founded in Zagreb in 2005.

1. Real estate and documents

When the firm was set up, its activities were related to matters relating to real estate. However, we very soon found out that there was a large and unoccupied area that was of interest to Croatian expatriates in particular, but also to people domiciled in the country. Carrying out matters for our clients, particularly in the south of Croatia, we came into numerous situations where the places in which uncles and aunts and many other relatives lived were not known, people who had emigrated from the country many years earlier, but were still entered in the land registers as owners of real estate in Croatia. Nobody knew where they lived, whether they were alive, whether they had children, who their heirs were... This ignorance of the actual facts stood in the way of disposing of their real estate in Croatia, and led to numerous unnecessary complications and costs.

In our operations we also learned that Croatian expatriates had major problems not only in being able to make good the rights that related to their title to real estate in Croatia and that according to Croatian laws were theirs by right, but also with being able to obtain the basic personal documents (birth certificates, marriage certificates, nationality certificates, copies of degrees and other documents) and documents related to title to real property. Quite often expatriates do not have accurate and complete information about the procedure for obtaining these documents. These problems are heightened by the fact that procedures for obtaining documents are often lengthy, and an expatriate who comes to the country for a month or so is not able to obtain them in this short period, because, among other things, this is the time when offices work slowly because of the annual summer holidays. One should particularly point out that the period of time required for any kind of serious clarification of title or search for real properties is sometimes months, and there are numerous institutions and offices that need to be visited for all such actions.

Since the founder of OKA and our associates in Zagreb and throughout Croatia, are business people with long experience in legal services, tourism, building, auditing and translations of foreign languages, we decided that it would be a good idea somehow to bridge this gap in our everyday life.

In this situation we would like with the help of our firm to enable Croatian expatriates to find a one-stop shop, which is OKA d.o.o., at which they can in a simple and pocket-friendly way (communications by email) order and obtain all that they need (personal documents, making good property titles and other rights to real estate).

2. Business projects

Also very worthwhile referring to is that OKA d.o.o., thanks to associates related to tourist activities, both on the coast and in the interior of Croatia, has drawn up certain tourist projects. Since in our opinion expatriates are not taking part in such projects in the number in which they would be able and like to, we wish to provide, via OKA, interested expatriates with the business information they need if they want to develop business activities in Croatia. We would like, therefore, to offer Croatian expatriates, via our Internet site, our own business projects in Croatia as well as those of other parties, as well as to allow expatriates, via OKA, to offer their own business projects related to the homeland, to potential partners within and outside Croatia.

Conclusion

Our aim, then, is to create the conditions, in a single place, i.e., in our firm, OKA d.o.o., and via our Internet site, for the Croatian expatriates in the USA, New Zealand, Argentina, South Africa and Germany, or indeed any other part of the world, to be able to obtain all the information about what has to be done to make good all their Croatian constitutional and legal rights related to real properties, to obtain all kinds of Croatian documents, obtain business information and/or contacts. This is a long-term project; it is complex and will require plenty of time, patience and hard work as well as investment for it to be able to become viable. We believe that the Croatian expatriate community needs the kind of service that we want to offer, and so we have set off into this business. The results of it are bound to be of benefit to every Croatian expatriate, and by the mere fact, to the Croatian people and the country itself.
